Why choose rent to own

What you get with our Rent to Own plan

Everything on the flyer is what we actually offer, not a summary of it. Here is each point in plain terms.

Move in now

Start living in the property while you pay toward owning it, instead of waiting until you have saved the full price.

Build equity

Every payment reduces the purchase price. Rent that goes nowhere is replaced with payments that count.

Flexible terms

Payment schedules built around what you can actually afford, agreed in writing before you move in.

A verified title

We run the same documentation checks on every rent to own property that we run on an outright sale.

One point of contact

Pentagon Homes, RC 9023084, manages the property, the schedule, and the eventual transfer. No separate broker.

Rent to own homes in Abuja let you move into a Pentagon Homes property today and pay toward owning it over an agreed term, instead of finding a lump sum or qualifying for a mortgage first. You sign one agreement, move in, and every payment counts toward the balance until the property is yours.

We built this plan because most people looking to own a home in Abuja are stuck between two bad options: keep renting and pay someone else's mortgage, or wait years to save a full purchase price while rent keeps rising in the meantime. Rent to own gives you a third path. You occupy the property from day one, and your monthly payment builds equity instead of disappearing into a landlord's account with nothing to show for it at the end of the year.

This is not a rental with a vague promise attached. It is a documented path to a title in your name, run by a company you can verify, RC 9023084.

How rent to own works at Pentagon Homes

The plan runs in four steps.

  1. Choose a property. Tell us the type, budget, and location you want, residential, duplex, or commercial. We show you what is currently available on the plan, with the price, plot size, and estate.
  2. Agree the terms. We set an initial deposit and a payment schedule, monthly or quarterly, based on the property's price and the term you want. You see the full schedule, the total price, and the date the balance should clear, before you commit to anything.
  3. Move in. Once the deposit and paperwork are done, you move in. You do not wait for the balance to clear first, and you are not renting a second, separate property while you save.
  4. Pay down the balance. Each payment reduces what you owe. We track the balance and can show you where you stand at any point. When the agreed price is paid in full, we transfer the title into your name and hand over full documentation.

There is no separate bank in this process. You deal with us directly from the first call to the final handover, which is also why the approval process is faster than a mortgage application.

Documents you need to start an application

Keep this ready before your first call, it shortens the process considerably.

  • A valid means of identification (National ID, international passport, or driver's licence)
  • Proof of address
  • Proof of income or a clear account of how you plan to fund the monthly payments, whether from salary, business income, or another source
  • Two passport photographs

Any documentation or processing cost is confirmed with you directly before you pay anything. We do not add fees you were not told about upfront.

We go through each of these with you on the first call, so nothing arrives as a surprise once you are ready to sign.

What you get with our Rent to Own plan

  • Move in now. You do not wait until you have saved the full price. You start living in the property while you pay toward owning it.
  • Build equity from the first payment. Every naira you pay reduces the purchase price, unlike rent, which reduces nothing.
  • Flexible terms. Payment schedules are set around what you can actually afford, not a fixed bank product.
  • A verified title behind every property. We run the same documentation checks on rent to own properties as we do on every outright sale.
  • One point of contact. Pentagon Homes, RC 9023084, manages the property, the payment schedule, and the eventual transfer. No separate mortgage broker, no separate developer.

Properties available on rent to own in Abuja

Rent to own is not limited to one property type. It covers three categories across our estate sites.

Residential homes. Standalone houses and terraces suited to a single family moving in immediately.

Duplexes. Semi-detached and detached duplexes, including units with a boy's quarters, for buyers who want more space than a standard terrace.

Commercial properties. Shop units and commercial plots for buyers building a business location rather than a home.

Availability sits across our active estates, including Solar City in Apo, which runs from a 3-bedroom terrace at 170sqm up to a 6-bedroom mansionette with BQ at 600sqm, Lugbe Estate, and Comfort City in Kuje. Stock changes as units sell, so send us a message for the current list rather than relying on what was available last month.

If a specific unit is not yet on the Rent to Own plan, ask. We regularly move units from outright sale onto rent to own where the price and timeline support it.

Rent to own vs mortgage vs buying outright

Three ways to end up owning a property in Abuja, and each fits a different buyer.

Buying outright needs the full price in cash, or close to it, before you get the keys. Fastest route to a clean title, but it locks up a large sum at once.

A mortgage spreads the cost over years through a bank, usually the National Housing Fund or a commercial lender, but it requires proof of steady income, a credit history, and approval that can take months.

Rent to own sits between the two. You move in with a deposit rather than the full price, and you pay the balance over time directly to us, without a bank's approval process in the middle. It suits buyers who can afford a steady monthly payment now but not a lump sum, and who either do not qualify for a mortgage yet or do not want to wait on one.

What to verify before you sign a rent to own agreement

A rent to own agreement is only as strong as the title behind it. A beautiful building on a bad title is still a loss, whether you paid for it in one instalment or twenty-four.

Before you sign anything, from us or from any other company, confirm:

  • The seller's Certificate of Occupancy or Right of Occupancy is genuine, not "in process"
  • The payment schedule, total price, and what happens on a missed payment are all in writing
  • Who is responsible for maintenance and repairs while you are paying, not after
  • The exact point at which the title transfers to your name

We verify every title before we put a property on the Rent to Own plan, the same documentation check we run before any outright sale. Ask to see it. If a rent to own offer, from us or from anyone else, cannot show you a verifiable title, that is the moment to walk away, not the moment to negotiate a lower deposit.

When rent to own is not the right choice

Rent to own is not the right plan for everyone, and we would rather tell you that upfront than sign you up anyway.

If you already qualify for a mortgage at a lower effective rate, run the numbers on both before choosing rent to own over it. If you need the deposit money back within a year for another purpose, this is not the plan, treat a rent to own deposit the way you would a long-term commitment, not liquid savings. And if you cannot commit to the monthly payment for the full term, a missed-payment default helps no one, tell us honestly what you can afford and we will build a schedule around it or advise you to wait.

How to start a rent to own application

Give us a call or send us a message with the property type, budget, and location you want. We will walk you through current availability, the deposit required, and a payment schedule built around what you can pay.

From there, the process moves in this order: a site visit so you see the actual unit, not a render, a documentation review on both sides, an agreed payment schedule in writing, then move-in. How quickly you get from enquiry to keys depends mostly on how fast your documentation comes together on your end.

We would rather spend an extra call getting the numbers right than sign you into a plan you cannot sustain.

What buyers usually ask us about rent to own

What is rent to own in Nigeria?

Rent to own is an agreement that lets you move into a property and pay toward owning it over an agreed term, instead of paying the full price upfront or qualifying for a mortgage first. Part of what you pay each month goes toward the purchase price, so you build equity while you live there. At the end of the term, once the agreed price is paid in full, the property transfers to your name.

How does rent to own work in Abuja?

You choose a property from our available residential, duplex, or commercial stock, agree an initial deposit and a payment schedule, then move in. You pay monthly or quarterly, and we track your balance against the agreed price. Once you complete the payments, we handle the title transfer and documentation, and the property is yours.

Is rent to own better than a mortgage in Nigeria?

It depends on what you qualify for. A mortgage usually needs a steady payslip, a credit history, and a bank willing to lend against a property in Abuja, which rules out a large share of buyers. Rent to own skips the bank. You deal directly with us, and the requirements are about the property and your payment plan, not your credit file. If you already qualify for an NHF or commercial mortgage at a lower rate, run the numbers on both before you decide.

How much deposit do you need for rent to own?

The deposit and payment structure depend on the specific property, its price, and the term you agree. We do not quote a blanket figure because a 170sqm terrace at Solar City and a 600sqm mansionette carry different numbers. Give us a call or send a message with the property you have in mind and we will give you the exact figures.

What happens if I stop paying on a rent to own agreement?

This is written into the agreement before you sign, and we go through it with you in plain English at that stage. Generally, missed payments put the agreement into default, and continued non-payment can end it, which is why we check that the payment plan fits your income before we sign anyone up. We would rather structure a realistic plan than take a deposit from someone who cannot sustain it.

Can I rent to own a duplex or commercial property in Abuja?

Yes. Our Rent to Own plan covers residential homes, duplexes, and commercial properties across our active estate sites, not just entry-level units. Availability changes as units sell, so give us a call or send us a message for what is currently open.

Is rent to own safe in Nigeria?

It is as safe as the paperwork behind it. A rent to own agreement is only worth as much as the title of the property it is written against, so we verify every title before we offer a property on this plan, the same as we do for outright sales. Ask for the title status before you sign anything, from us or from anyone else offering rent to own.
